Rick Stolz is the president of Diversified Insurance Brokers, Inc. in Norcross and has been in business since 1980. He joined GaREIA in 2013 after a friend referred him, and has stated that without GaREIA and the guidance he has received since joining , he would have never been a successful buy and hold investor.

Rick has been very successful in property management with low stress. He owns 19 buy and hold properties debt free currently, and manages all of them personally. He has gone to Landlord – Tenant court many times as an observer and has attended any meeting on tenant screening GaREIA has offered, which has made property management much easier. Now, Rick is ready to share the secrets of property management.

• Business Model:  Determine which of the four classes of renter you want to work with and build a system to scale your business up.
• Preparing Your Property:  From your rehab team to your rehab style, getting this step right can make all the difference.
• The Documents:  Applications and lease agreements are not the only forms you need to successfully run your business.
