Simon Sinek who wrote the book “Start With Why” says that:
• Most people can tell you what they do
• Some people can tell you how they do what they do
• But very few people can tell you why they do what they do

Why do you want to own real estate? What are the benefits that you wish to acquire? Peter Fortunato, in his seminars (PeterFortunato.com) shares a drawing of a house divided into the 8 benefits that houses offer (income, profit, tax, growth, management, use, amortization and security). Not many real estate investors understand that many of these benefits can be transferred by a lease in the same manner they can be transferred by a deed. Acquiring good leases can be a way to acquire financial freedom without taking on debt. It can also be a way to maintain a low profile and not become a lawsuit target since you won’t appear in the public records as a property owner. In these pro-tenant and antilandlord times it may make more sense to be a tenant. You can “own nothing, but control everything” as John D. Rockefeller once suggested. Lease negotiations can be relatively simple for a professional
landlord. Find out what the owner needs, give it to him and keep all the property’s remaining benefits.

Property management companies will find it hard to compete with their ‘one size fits all’ business model and most investors haven’t considered leasing and sub-leasing properties to increase income and build wealth.
